• complete and thorough checking of tenant's application forms, with all information communicated to the landlord prior to approval.

• signing of tenancy documentation on behalf of landlords and lodging bonds, copy sent to the landlord for your records.

• written ingoing condition reports and photographs, completed prior to tenants taking occupation enabling thorough outgoing inspections to be carried out.

• routine inspections conducted 2 months into a tenancy then every 4 months – full written report and photographs sent to landlords.

• the ability to organise all repairs and maintenance as instructed by the landlord, plus we are able to use the tradespeople you prefer.

• ability to pay all accounts on landlords behalf.

• landlord's funds deposited direct into your bank account twice per month.

• full accounting reports sent to landlords each month plus a comprehensive financial statement issued at the end of each financial year.
