gardens and past the feature pond to the historic home, the
quality of this property is obvious. The permanent creek originates
in the National Park and DIPNR have given approval in principle
for a one mega litre dam (subject to Bellingen Shire Council
approval) should you need more water storage for any reason,
but for now the electric Davey pump delivers virtually unlimited
water to all outside taps on demand. |

| But let us move inside
to the cottage and return to the gardens later. The front
steps bring you to a covered verandah that wraps around one
corner and is enclosed on the other corner to provide the
3rd bedroom. The external and internal hardwood cladding is
in good condition, so are the polished timber floors throughout
and the ceilings are fully insulated with corrugated foil
batts.
Bedroom 1 (4 x 4m) and bedroom 2 (3
x 4m) are of generous proportions while bedroom 3 (4 x 2.5)
is a little smaller with built in cupboards, making an ideal
office with separate entry from the verandah if you don't
need a third bedroom. The separate living room is a beautiful
big space with a slow combustion log burner for those cool
winter nights and reverse cycle air conditioning for those
hot summer days, with French doors leading to the lovely gardens. |

| The country kitchen
is warm and spacious and offers a new Highland gas cooktop
and Miele electric oven. There's plenty of bench space, a
double sink, room for a dining table and chairs and a large
serving window to the adjoining sunroom which could easily
be a dining room if you preferred. Both the sunroom and kitchen
have French doors, and virtually every room enjoys some sort
of outlook to the garden.
The bathroom has a shower over a large
bath, plus a new handbasin and toilet with good natural light
thanks to a skylight and louvers. Across the courtyard you'll
find an additional toilet and shower incorporated as well
as the laundry, with scenery 'to die for' along the way. |

| The separate timber studio
has polished floors and timber windows and is a great space for
creating. It has a loft which could be used for storage or your
afternoon nap, it's quite private from the main house and has its
own small uncovered verandah.
The western red cedar garden shed is a real
treat and essential for the ardent gardener while the slab hut and
greenhouse add character and practicality to a garden that has much
to offer. There's all sorts of fruit to be found in the garden including
lemons, limes, mandarins, oranges, mangoes, plums, black and white
mulberries, guava, paw paw and avocado as well as a grand old hoop
pine that's been home to thousands of birds during its lifetime.
The single garage/workshop on concrete slab is a another great space
with 2 roller doors, power and shelves. |
